If you live in a big property with more than 7 apartments, and that property is from before 1992 the rent is regulated. However, this is not monitored and will need the tenant to act if the rent is to be adjusted to the legal limit. This depends on the apartment and how modern it is and where it is placed. It also really depends on if the landlord has documentation.
Therefore, it is always a good idea to seek council if you are concerned that the rent is too high when living in such a building, as it could be possible that your rent is too high.
Living with flat mates
We often see problems especially regarding flat mates when a tenant rents a room from another tenant. This causes the other tenant to become your landlord. It is common that the other tenants offload costs to you that aren’t legally allowed.
It can both be in the general rent, but also regarding water and electricity. Therefore, it is always recommended that you seek council if you have concerns.
Receiving rent increases
When you are a tenant, you can live in the same place for quite a while without having a rent-increase. However, many tenants will also find that they receive plenty of rent increases during their stay. There are a lot of different kinds of rent increases possible through Danish law, and many of them have different formality rules. Common for all of them are that the landlord needs to notify you of the change. If you receive rent increase, it is always a good idea to have it checked out.
